Products and capacity

Kodumaja companies mostly produce and build apartments in multi-storey and terraced houses as well as individual houses. As of 31 December 2009, the companies of Kodumaja have manufactured and built:

In 2008 Kodumaja AS opened a new state-of-the-art factory for its subsidiary, KM Element OÜ, in which Kodumaja AS invested approx. 14.7 MEUR for the first stage of construction.

Energy consumed by the launch of this facility and a general downturn in the global economy, including Kodumaja markets, caused a certain decline of sales in 2008. Considering general developments in the markets and improved competitiveness and adjustment abilities of Kodumaja under changing market conditions, we forecast that Kodumaja production and construction volumes and turnover trends will become positive once again in 2010.

After the launch of the first stage of the new factory, the total annual production and construction capacity of Kodumaja's Estonian factories has reached approx. 74,000 m2 (gross value) of housing. It translates into approx. 1,000 mid-sized apartments a year or approx. 2,000 prefab modules a year, which is a 2.15-time increase on Kodumaja's actual production and construction figures in 2007.

In case, if there is a necessity to employ production capacities of Kodumaja's Estonian factories for the production of typical prefab modules used in the construction sites and for workers' quarters, the total production capacity would be up to 6 000 prefab modules a year. The three-fold capacity increase (by the number of prefab modules) is possible due to a usually lesser size of typical prefab modules and because their production may be organised in two shifts.

When developing production and construction capacities, Kodumaja has reserved possibilities for an additional capacity increase in the Estonian factories on the basis of the existing territories for up to 50%, i.e. approx. up to a total of 110,000 m2 (gross value) of housing a year. It translates into approx. 1,500 mid-sized apartments a year or approx. 3,000 prefab modules a year.

However, the actual growth of production and construction capacity will largely depend on the demand in the markets and the development of skills of Kodumaja's employees.
