Cooperation with Kodumaja is clear and specific

Key customers of KM Element OÜ and Kodumajatehase AS, companies of Kodumaja, in all Kodumaja markets are:

  • real estate developers
  • general contracting companies
  • companies offering construction project management

In this cooperation, Kodumaja acts as a principal subcontractor that will take responsibility for all aspects of the building above the foundations. At that, Kodumaja expects from its customers the following:

  1. performance of general contractors' functions (coordination of all subcontractors' work, fulfilment of formalities in self-governments including obtaining building permits and permits for use, etc.
  2. design and construction of foundations and public utility lines by the customer or through subcontractors (to ensure compatibility of foundations and public utility lines with the building's superstructure, cooperation with Kodumaja is vitally important);
  3. due performance of other customer obligations under the contract entered into with Kodumaja

Homebuyers (private customers) in Norway, Denmark, Sweden and Finland are Kodumaja customers indirectly, i.e. through local real estate developers and general contracting and construction project management companies. As a rule, homebuyers (private customers) may be direct customers of Kodumaja's Estonian companies only in Estonia. Read more in For private customers.

Since Kodumaja AS is a holding company that neither produces nor builds by itself, contracts for production and construction with customers are entered into by subsidiaries of Kodumaja AS that bear full responsibility for the performance of all the obligations under a contract.

We call the most important process in the house manufacturing factories of Kodumaja (KM Element OÜ, Kodumajatehase AS, Industrial Park Ltd.) the core process. During this process Kodumaja fulfils its contract with a customer according to an agreed price, quality and deadline.

The input of the core process for us is: A customer who wants to build.

As an output of the core process, we set ourselves the following goal: A satisfied customer who recommends Kodumaja to his friends and associates also after the end of a warranty period.

The work organisation in Kodumaja is based upon the principle of project management for the whole duration of the core process. Each customer's construction idea and contract with them are processed as an independent project with three major stages:

  1. sales - ends with entering into contract with a customer
  2. fulfilment of contract - ends with delivery to the customer of produced building elements and construction works performed under the contract
  3. warranty period - ends on the date set forth in the contract and/or as provided for in applicable legislation.

At the different stages of the core process there is one specific responsible person in Kodumaja for each project, who is simultaneously a contact person for the customer in Kodumaja. Responsible persons at the different stages of the core process are:

  1. at the sales stage - specific sales manager
  2. at the stage of contract fulfilment - specific project manager
  3. during warranty period - specific warranty service manager

Smooth cooperation, mutual fulfilment of agreements and close communication between the parties to the contract are important to achieve an end result satisfactory to both parties. Therefore, it is important for the customer as well to assign a responsible contact person from his part to take care of cooperation on the customer's side and ensure precise fulfilment of the customer's obligations under the contract.
