Small house "Kodu 4 x 86" is a house with 4 apartments. Floor space of each apartment is 86.0 m2 plus an insulated and with heating possibility storage/technical room 8.0 m2 in the vestibule. Apartments has spacious terraces 21.6 m2 (apartments on the 1st floor) and balconies 9.3 m2 (apartments on the 2nd floor). Each apartment consists of a foyer, large living room, 3 bedrooms, kitchen and bathroom with toilet, sauna, separate toilet and a storage/technical room. The layout of apartment suits perfectly to a family with four people. We may also build a three-storey version of the house with 6 apartments. In this case house should be marked as „Kodu 6 x 86".
| Building footprint |
302 m² |
| Number of apartments | 4, there will be 6 apartments in the house in case it is built in three-storey version |
| Apartment (net) floor area |
86.0 m², including insulated and heating possibility storage/technical room 8.0 m² |
| Total (net) floor area of 4 apartments | 344.0 m² |
| Standard ceiling height in living areas |
2.6 m in living rooms 2.3 m in foyer and in "wet" rooms |
| Impermeability of living rooms |
n50 ≤ 1.0 1/h |
| Impact sound insulation between floors | L'w < 53dB |
| Airborne sound insulation of wall partitions between apartments |
R'w > 55dB |
Estimated energy consumption of an apartment was calculated by following parameters:
| Rated average temperature in living rooms | 21° C |
| Heated area of the apartment | 78.0 m² |
| Rated air exchange rate of ventilation per occupant | 30 m³/h |
| Rated average number of occupants | 4 |
| Rated average consumption of hot water per occupant | 45 liters/day (50°C) |
| Expected domestic electric consumption (lighting, appliances) | ca 250 kWh/month |
| Expected common consumption of electricity per apartment (lighting in the vestibule and outdoor lighting) | ca 200 kWh/year |
Calculated energy consumption by one apartment may be as follows, depending on different structures and equipment in a house:
| ANNUAL calculated energy consumption | Option 1 Standard structure, windows and technical systems | Option 2* Advanced structure, windows and technical systems |
|---|---|---|
| Calculated net energy consumption for heating (rated only structures, ventilation and windows) | ~ 61 kWh/m2 | ~ 47 kWh/m2 |
| ~ 4 800 kWh/apartment | ~ 3 700 kWh/apartment | |
| Calculated final energy consumption for heating (in addition to the structures, windows and ventilation system, efficiency of heating system is also rated) | ~ 61 kWh/m2 | ~ 31 kWh/m2 |
| ~ 4 800 kWh/apartment | ~ 2 400 kWh/apartment | |
| Calculated final energy consumption for producing the hot water | ~ 3 800 kWh/apartment | ~ 3 800 kWh/apartment |
| Estimated domestic energy consumption | ~ 3 000 kWh/apartment | ~ 3 000 kWh/apartment |
| Estimated consumption of electricity for common needs | ~ 200 kWh/apartment | ~ 200 kWh/apartment |
| TOTAL ENERGY CONSUMPTION: | ~ 11 800 kWh/apartment | ~ 9 400 kWh/apartment |
| *Note: Option 2 is meaning as follows:
- insulation of ceiling on the top floor or insulation of roof-ceiling - 400 mm, U-value 0.095 W/m2Km2K |
||
Depending on the selection of the house structure, windows and technical systems, it is possible to achieve energy consumption values differing from the values in the table above. More efficient results than Option 2 are also possible, but the pay-off time of required extra investments may be relatively long.
NB! Values in the table above are estimated. Actual energy consumption may be somewhat different because the average number of occupants per apartment and their consumption habits (average temperature in living spaces, consumption of hot water, domestic electric consumption, etc.) may be different from rated parameters.
